What are the current Stamp Duty rates?
From 1 April 2025, standard SDLT rates are: 0% on the first £125,000, 2% on £125,001–£250,000, 5% on £250,001–£925,000, 10% on £925,001–£1,500,000, and 12% above £1,500,000. These rates apply to each portion of the price, not the whole amount — exactly as the band breakdown above shows.
What relief do first-time buyers get?
First-time buyers pay no SDLT on the first £300,000 of a property priced up to £500,000, then 5% on the portion between £300,000 and £500,000. If the price is above £500,000, normal rates apply with no first-time buyer relief at all.
What is the additional property surcharge?
If you already own a residential property and are buying an additional one (including buy-to-let), you pay an extra 5% on top of the standard SDLT rates — and unlike the normal bands, the surcharge applies to the entire purchase price (the rate rose from 3% to 5% in October 2024).
Does this apply in Scotland or Wales?
No. SDLT applies only in England and Northern Ireland. Scotland has the Land and Buildings Transaction Tax (LBTT) and Wales has the Land Transaction Tax (LTT), which have different rates and bands.
Does this calculator cover every kind of purchase?
It covers standard residential purchases by individuals in England and Northern Ireland, including first-time buyer relief and the additional-property surcharge. It doesn’t model leasehold rent charges, shared ownership elections, the surcharge for non-UK resident buyers, or purchases by companies.
